Looking for more open space and a larger yard for you and your family (and pets) to trounce around on? Have you been thinking about moving to Jupiter Farms Florida? Today I’d like to take you on a little tour, and give you some basic information, about Jupiter Farms. So I can tell you all about what it’s like living in Jupiter Farms, because, we live in Jupiter Farms!
I’m going to do my best to give you the information on the neighborhood, but I can’t cover everything. If you have specific questions please contact me, or put the question in the comments below.
Jupiter Farms began developing in 1923 as an agricultural community. By the late 60’s, early 70’s residential development was underway in Jupiter Farms. One thing that is prominent in Jupiter Farms today is that this remains an equestrian community. You’ll see signs up everywhere warning you to drive carefully because of horses. If you’re looking for a place to live in Jupiter Florida where you can have a horse on your property,the Jupiter Farms Equestrian community could be the place for you!
Let’s pull up the map and start with a bit of an overhead tour. Let me show you on this map what I saw when we were looking at Jupiter Farms Real Estate before we moved here. So Real Estate is about supply and demand. On the east side you’ve got 95. To the north you’ve got The Hungrylands preserves. To the West you’ve got Pine Glades and JW Corbett preserves. To the south you’ve got marsh land owned by Palm Beach county. So long as builders are kept out of the agricultural reserve, which they should be, and as long as nobody is able to chip away at preserved lands, which they shouldn’t be able to do, Jupiter Farms has a total of less than 5,000 home sites. While the land mass looks pretty large, that’s a relatively small number of home sites. That’s because you can’t build on less than 1.25 acres. One other note, there is little commercial development in Jupiter Farms, we do have a Publix and some other stores, but commercial development is limited to a small area, thankfully.
There is a grocery store in Jupiter Farms. Its located right up here. There are 2 strip centers in Jupiter Farms. Outside of this, we don’t have other options, you’ll have to leave the Farms. Does this bother me? Nope, not at all. I’d rather sacrifice some convenience so that I don’t have a pharmacy next to my house. I’ll take that trade everyday of the week and twice on Sunday.
If you’re looking for a large HOA and subdivision style living, the Farms isn’t going to be for you honestly. The vast majority of home sites in Jupiter Farms are not part of any type of HOA or managed community. That being said, there are 2 gated communities that come to mind.
The first is Reynolds Ranch. While technically this is a gated community, it is an unmanned gate. Reynolds Ranch is a 150 acre community which has 30 homesites. It was the former home of the much loved Burt Reynolds, hence the name.
Ranch Colony would be your other option for a gated community, this has a manned gate. There are 257 total homesites in here. It’s broken up into 5 distinct communities within Ranch Colony. I’m not going to go into much detail here, but Ranch Colony has communities specifically geared for many types of people looking at Jupiter Real Estate. Those that want to keep horses on their Juptier property would likely look at Ranch Estates as some lots go up to 50 acres, or ranch acres where lots run between 5 and 12 acres. Old Trail and the Links are fantastic golf course homes in Juptier, if that’s what you’re looking for. Tailwinds is designed for someone that wants to keep a private plane on their property as the community has a private airstrip.
Let’s get out of the gated communities in Jupiter and go back to talking about the vast majority of homesites, which are not in gated or HOA communities in Jupiter Farms.
Let’s talk about a few of the unique points of those looking for Jupiter farms homes for sale. I think the biggest draw is that there are acreage property sites. Most lots are 1 1/3 to 1.5 acres, many are larger.
Average age of homes and build types. There are both wood framed, and concrete block structure homes in Jupiter Farms. They’re going to vary in price between one another. Buyers have a lot to consider here as what the structure is made out of will not only impact price, but your cost to carry in terms of upkeep and insurance costs. In terms of average age of a home in Jupiter Farms, you’ll see a handful come up for sale that were built in the late 70’s and early 80’s. Late 80’s into early 2000’s is where you’ll see the bulk of inventory. You’ll also so another handful of listings that are new, or recently built.
Give price range of neighborhood consider using average price or use last 12 months of sales do total number, high and low sale prices. I’m really hesitant to put pricing out on a video as pricing can change and I don’t want someone to watch this 2 years from the date of filming and expect to get those prices. With that as the disclaimer, I’m filming this in June of 2024. So I’m going to do this in the most generic way that I can. Over the last 12 months there have been 152 Jupiter Farms Homes sold. Over the last 12 months the lowest price sale for any jupiter farms florida homes for sale was $425,000. The highest price paid for a home in Jupiter Farms was just shy of $7 million. For context the Median price over that 12 month period was $810,000.
Let’s talk briefly about school assignments. I’m most often asked about elementary school assignment in Jupiter Farms. Here’s the fastest way to look at this if you’re doing a home search. East of Jupiter Farms road is assigned to Jerry Thomas. West of Jupiter Farms road is assigned to Jupiter Farms elementary. Here are a couple maps for clarity.
OK last thing I want to go over quickly. The other thing I’m always asked…. How far is it from the beach? Part of this answer depends where you are in Jupiter Farms. If you’re all the way west it will take you an extra 5 minutes. Our house is about a half mile behind Publix as the crow flies and it takes us 20 minutes most days to get over to the beach, 15 minutes if we go early in the morning. We don’t try to do this during rush hour, because we have to work, we can’t go to the beach during the week!
