Want to know what it’s like living in Jupiter Farms? Today I want to give you an idea of what I see as the pros and cons of living in Jupiter Farms.

So off the top we are transplants to Jupiter Farms, so my perspective is going to be from someone who was also interested in moving to Jupiter Farms. I’m not a native of the area.  My wife and I had lived in Fort Lauderdale before finding, and building, our new construction home in Jupiter Farms. This is our happy place. But I’m going to be honest here and I need you to hear me….. Jupiter Farms isn’t for everyone…. Like those of you that don’t like stepping in the occasional horse poop pile.

Septic Systems

For a lot of people who are interested in living in Jupiter Farms, one of the biggest surprises is going to be your septic system! Most of the surrounding areas, including Jupiter itself, are on city water.  Jupiter Farms is on septic, not city water. For me this is a positive, as you just need to do the basics to take care of your well and filtration system, and have your septic pumped here and there, but you won’t have to pay a water bill to the city. Just make sure if you are looking about buying a home in Jupiter Farms that you have a septic inspection done at the time of purchase.

Is Jupiter Farms Safe?

One of the first questions people ask, is Jupiter Farms safe? This is not my opinion, this is the opinion of Neighborhood Scout which is where I found this data.  You can go to neighborhoodscout.com and search for yourself.  According to them, Jupiter Farms is the safest neighborhood in all of Jupiter. Once again according to neighborhood scout, not me, Jupiter is safer than most US cities and has an overall low crime rate. I’m going to attach a screenshot here.  Due to fair housing laws I’m not able to comment much more than this.

How are Jupiter Farms Schools?

I should really do a whole separate video on this because just about anyone who is buying a home in Jupiter Farms wants to know, how are Jupiter Farms Schools? I touched on this during my last video on Jupiter Farms, but I’ll give a quick overview here again. First thing to know, If you live West of Jupiter Farms Road, your kids will go to different schools versus if you lived East of Jupiter Farms Road. If you find a home for sale in Jupiter that you want to purchase you’re going to want to go to to the School District of Palm Beach County and enter in your address to verify what schools you’re tied to. 

As far as Jupiter school ratings, let’s take a look at what niche.com and greatschools.org have to say. Niche.com gives Jupiter Schools overall an A rating. They rank both Jerry Thomas and Jupiter Farms elementary, the 2 schools kids in Jupiter Farms are assigned to, as an A-. If we look at greatschools.org Jerry Thomas receives a rating of 6 out of 10, while Jupiter Farms Elementary receives a rating of 10 out of 10 stars.  Again these are not my opinions but those respective websites opinions.  Full disclosure I do have a daughter that goes to Jupiter Farms Elementary.

How is the internet speed in Jupiter Farms?

If you work from home like I do, internet speed can be a pretty big deal. Jupiter Farms does have fiber in some areas, and more areas are getting converted by the day, but internet speed can be slow in a good chunk of Jupiter Farms. My house in included in the slow speed category.

How is traffic in Jupiter Farms?

If you’re going to ask how traffic is in Jupiter Farms I’m going to say, depends, where are you trying to go?  If you need access to 95 and Turnpike they’re right down Indiantown Road.  In the morning you may have to wait a few minutes at the light by the CVS, but most days it won’t take long for you to get on the highway. Traffic is lighter heading north past Hobe Sound than it is heading south towards West Palm Beach because, you know, population.  It’s going to run you 25-30 minutes to get to West Palm Beach if that’s where you’re working. Not terrible, but not great. If you need to travel west away from 95, doesn’t matter the time of day you won’t see much traffic. Just some gators.

Accessory Dwelling Units

You can build Accessory Dwelling Units (ADU’s) in Jupiter Farms. I get asked somewhat regularly about homes with guest houses on the property. This can be so friends and family have a place of their own to stay, or because people want to put those extra dwellings on something like Airbnb. I’m making a blanket statement here, you’ll want to check zoning during your due diligence period, but more than likely you’ll be able to add a guest home on the property if one is not already there.

There are very few HOA’s in Jupiter Farms

No HOA’s (except a couple) this can be a pro or a con.  Pro, you’re likely able to have a horse on your property, con, your neighbor is likely able to have chickens on theirs, hope you like to wake up early. Jupiter Farms still has a rural feel to it.  People live here so they can have animals on their property, work trucks in their driveway, and not be fined or told what to do by an HOA. So you’ll see cows, horses, chickens, donkeys, dogs and cats, and more! If you do want to live in an HOA there are a few, I’m not going to go through those here though. For the most part though, people that move to Jupiter Farms are trying to get away from HOA’s, not to live in one.

What is my favorite thing about living in Jupiter Farms?

I have a lot of favorite things about living in Jupiter Farms.  The people that live here friendly.  They’re going to talk to you and waive at you, so be polite and be the same way. We have a large equestrian community in Jupiter Farms so you’ll see horses walking down the road often. If you have the urge to honk your horn, don’t. Please. Seriously, you can spook horses. But I feel incredibly fortunate to live in a place where you do see horses all the time. Early in the morning and around dusk you’ll see tons of bunnies, I love that. There are paved roads, but there are also dirt roads.  Not only do the dirt roads keep the neighborhood feeling like it’s a small town, but you also don’t get people driving fast all around you, I think that’s wonderful, we all just need to slow down a bit anyways.  But my absolute most favorite thing about living in Jupiter Farms is that we don’t have street lights.  That means you get to see stars.  For a lot of you that live in sparcely populated areas that may not be a big deal, but in the vast majority of of south florida, you don’t get to see the night sky because the street lights wash out your view of the stars.  Not in Jupiter Farms!
