Welcome to the April 2025 Jupiter Real Estate Market report for condo and townhome sales. I create these videos to help Buyers and Sellers of Jupiter Real Estate make data driven decisions.

The median price of condo’s and townhomes in Jupiter Florida is now $545,000.

Data typically runs 30 days behind the date of this real estate market report.  Stick around to the end of the video as I’ll give you some final thoughts I have on the market.

Median Sold Price of condo and townhomes in Jupiter Florida:

$545,000 down year over year from $566,000.  I mentioned this last month and I want to say it again. There’s a lot going on in the condo market, that really does not affect the townhome market.  So if you’re looking at condo’s vs townhomes in Jupiter, we’re going to have to have a longer discussion about what the market looks like for you.  That being said, I’ve said before and I’ll say again, don’t put a lot into the median home price stats. The Jupiter market doesn’t have enough sales to really make this meaningful in my opinion.

Total number of condo’s and townhouses sold in Jupiter Florida:

There were 63 condos and townhomes that sold in Jupiter last month.  Still on the low side of the chart here, but looking like we may have a pulse. I do take total number of sales very seriously. Year over year sales are down from 74 sales in March of 2024 to 63 sales March of 2025. The trend line is still clearly down, which is not good for Sellers.  I will say this.  As insurance costs are a real concern on the single family side of the market, I do have Buyers, especially first time and out of state Buyers, asking about townhomes.  They’ll run lower expenses vs single family homes so they make sense for a lot of people.  Still on the lower side of the chart, I think we just kind of move sideways here for a bit.

List to sales price:

For those of you knew to this analysis, list to sales price is the percentage of original listing price properties are selling for.  A higher number favors sellers, a lower number favors Buyers as it shows more room for negotiation and price reductions are happening.  Did we just break a down trendline here? I think it’s possible. This to me signals either Sellers are pricing more towards the market and are no longer aspirational, or sellers are not willing to bend on price much and Buyers are paying up.  This will be a good one to keep an eye on.

Days on market:

The days of market are going to be the number of days a home is actively listed before going to pending sale.  This is not how long it takes to close, just to go from active to pending. A real surprise to me here with 43 days on market, which is unchanged from March of 2024 when we were at 43 days. I really thought we would end up going higher on this chart. I’ll take a wait and see on this one and see if this dip is the start of a trend, or an anomaly before we rise back up.

Median price per square foot:

Median price per square foot of Jupiter Florida condo and Townhome sales coming in at $353 psf. Down from $368 in March of 2024, I’d call that about flat.  I’ll restate the following: We’ve been pretty range bound since February of 2022. We just kind of keep bouncing around between $300 and $400 psf. If we break below that $300 level it will be interesting.  However, I always say don’t put a lot of stock in median psf numbers, our sample size is too small, but also we lump in condo and townhomes.

Total dollar volume of Jupiter Home Sales:

Should we be surprised that total dollar volume picked up? Hovering right around $46.5 million.  Off from $27 million last month. But let’s look left.  Let’s go back year after year.  See if you pick up the pattern. January or February every year sales bottom in condo’s and townhomes. Most years we peak in March or April right.  This is just seasonality.  So let’s wait until next month to see what volume does.

Months of inventory

I saved the best for last months of supply, my favorite market stat, and the one I want you to pay the most attention to.  What does this chart mean? Months of supply is going to assume that if sales remained constant, this is the number of months it would take to sell all of the active inventory.  Low supply is good for Sellers, high supply good for Buyers. The more supply the more choices Buyers have. Looks like we’re still climbing here. Up over 32% the last 12 months.  Not good for Sellers here. Good for Buyers in terms of active inventory to choose from!

Final thoughts

Last month sales were evenly split between condo’s and townhomes.  This month there were almost 50% more condo sales than townhome sales. I want to keep an eye on this for a number of reasons.  First, despite all the challenges the condo market has, in Jupiter Condo’s tend to have some of the best real estate in terms of location. It’s a lot cheaper to buy a beachfront condo than any other product type. I think this also illustrates that despite all the news headlines of doom and gloom, condo’s remain a strong product type, so long as Buyers are exercising property due diligence.  I’m happily surprised people are doing their own research versus just reading news headlines and backing away from purchasing what is often times a really good product fit for Buyers.
